The Buyer replies, $205,000!
Jolan tells his Buyers, That price based on my knowledge and experience and area pricing for this type of Home is way too low!

Joe continues to tell them that an offer of $205,000 will be rejected and that they have a greater chance of losing the home to another Buyer who is willing to pay what the property is worth.

Jolan lets his Buyers know, Housing prices have already dropped to their lowest value in some years. The prices you see today for homes are most probably already listed below their value. Now you want to offer a price that's so low that the Sellers can't do anything but refuse it.

Jolan the U R Home Expert says that an offer of $255,000 would be a much better starting number and more than likely the Seller would come back with a price somewhere in between the price they were asking and the price that is offered.

Joe goes over pricing with his Buyers, showing them the facts about similar homes in the same area, condition,rooms sizes etc. At which point the facts were that homes just like the one they were putting an offer on sold between $265,000 and $295,000. Joe lets his Buyers know that if they were lucky and the Seller sold them the home for anything under $265,000 they'd be getting a good amount of instant equity and value. Making it a great purchase.

Well the story Joe says goes like this, His Buyers insisted on offering the $205,000 Joe put the offer in and it was rejected. Joe knew it would be but he also knew U R Home tries their best to do what the Buyer or Seller wishes.

At the end of the deal the Seller sold to another Buyer for $263,000. Joe's Buyers were mad at him. They wanted him to go back in an offer $265,000. Joe tried again to explain that the home at that point was already under contract and he could not go back to the Sellers at this point the offer from the other Buyers was accepted, Attorney review period had ended and the process of buying it had begun.
